Sara’s List of Someday Renovations: Our First Home

ever since we put in an offer on our first home, i’ve been daydreaming of what we could do or add to our home to make it not just our first home, but our for-a-while {or forever} home. overall, the layout of our house is conducive to the type of living we like to do – big communal spaces, so that our family (both our little family and our extended families at holiday time) can spend time together in one room. the tradeoff for larger communal spaces, of course, is smaller bedrooms, but since we aren’t people who love to hang out in our bedroom (other than to sleep!), this arrangement works well for us. but, i can’t help but dream of making some renovations or updates to our home, someday down the road {or never – i’m dreaming big here and not thinking of budgets or timelines – this is an exercise that’s all about fun}.

here goes:

overall look + layout of our home

– install crown molding in all rooms

– replace standard light fixtures/fans in all rooms in favor of lanterns and chandeliers

– add an addition to the house {off of the upstairs living room} that includes a den/playroom on the upper level {to house the piano/kids’ toys + to act as “homework central” when kids are in school; install wainscoting and a coffered ceiling and install DIY sliding barn door opening}; addition on lower level will feature a fourth bedroom {located off of the downstairs family room}


– install hardware on garage doors

– DIY pallet wood seating (benches with outdoor cushions, daybed style seating) for fantasy football parties and other lounging {birthday parties, graduation parties, etc.}; install casters for portability

– DIY a mudroom in the garage near the entryway to the house

– DIY a kegerator

– eventually replace garage doors with ones with windows/molding/character

– finish the attic above the garage and convert into a media room/bunk room for kids to hang out in and for kids’ sleepovers {possibly lower the garage ceiling in order to accommodate addition}; install spiral staircase entry {from garage?}


– add a mission-style front door and paint a focal color

– build a pergola above the outdoor cement patio

– build a large outdoor table and banquette seating {made of pallet wood?} for deck


– DIY a farmhouse table + bench

– paint the kitchen island a focal color {blue?}

– paint a chalkboard wall and install trim/shelf above

– install a copper sink

– install French doors that lead out to deck

– install ceramic tile flooring in a neutral tone

– install subway tile in a neutral tone above counters {grey? white?}

– eventually upgrade appliances to stainless steel

hallways + stairways

– remove carpeting from stairs + install handscraped hardwood flooring; add sisal runners to the stairs

– paint horizontal stripes/hang graphic wallpaper in the hallways to add character

living room {upstairs}

– install a window seat with hidden storage for toys, books, quilts, etc.

family room {downstairs}

– divide into two rooms with a temporary/industrial/art gallery-type wall {library + office nook on one side + seating area on the other side}?

– add stairs + convert back windows into a walkout with French doors?

library + office nook {downstairs}

– install wall-to-wall bookshelves {DIY? IKEA?} and organize books by color

– leather armchair with nailhead trim, soft throw, pillow; hang farmhouse lantern over the armchair

– parson’s desk + desk chair with character {galvanized metal? wicker woven?}


– replace tub in upstairs bathroom with a claw-foot tub

– bring in a vintage dresser in each bathroom to utilize as vanities

– install sinks with character

– install floor to ceiling penny tile in downstairs bathroom (grey?)

– install porcelain tile flooring in a neutral tone (grey? white?)

– install new lighting {a dramatic chandelier over the sink? pot lights above the tub/shower?}

– install a tiled, walk-in shower in downstairs bathroom

master bedroom

– accent the tray ceiling with paint treatment + large globe lantern

laundry room

– add drywall, flooring (paint a striped concrete floor?)

– build walls + add drywall/doors to conceal furnace/other appliances

– build in washer and dryer, add a butcher block countertop for folding

– retrofit standard door to swinging door in laundry room

– stencil a focal wall behind appliances

L’s bedroom

– build a trundle bed for L once he’s ready for a “big boy bed”

– paint {dip paint style} + add a play table for L

– add wainscoting? chair rail?

* No plans for the guest bedroom yet; it will eventually be a kid’s bedroom, so I’m sure the space will flesh out as we have more children someday!
